What to Expect During a Professional Tile and Grout Cleaning

Before the Visit

Text or call with photos of your tile and grout. Stephan reviews the photos and provides an estimate based on square footage, grout condition, and any specialty surfaces. The final price is confirmed on-site before work begins — no hidden fees.

The Walkthrough

When Stephan arrives, he walks your entire floor plan before touching any equipment. He's looking at the tile type (porcelain, ceramic, or natural stone), grout condition, and any areas that need special attention — kitchen grout near the stove, high-traffic hallway sections, transition areas near sliding glass doors. If anything changes from the original estimate, he'll tell you before starting.

Pre-Treatment

A pH-balanced cleaning solution is applied directly to the grout lines. This solution breaks down the bond between embedded soil and the grout surface. It needs a few minutes to work — this dwell time is important. Cutting it short means less effective cleaning.

The Cleaning Process

Robinson Renew uses a truck-mounted hot water extraction system with a spinner tool. The spinner applies high-pressure hot water and cleaning solution while simultaneously extracting dirty water through a powerful vacuum. Everything goes back to the truck — no dirty water in your home.

The process works across the tile surface in overlapping passes, focusing extra attention on grout lines. High-traffic areas and kitchen floors typically get additional passes. The before-and-after difference is visible in real time as the spinner moves across the floor.

Grout Sealing (If Added)

If you've opted for grout sealing, it's applied after the tile and grout are cleaned. The penetrating sealer soaks into the freshly cleaned grout pores. Once sealed, your grout is better protected against spills, foot traffic, and everyday use.

After the Visit

Tile usually dries quickly after cleaning. Clean between visits with a pH-neutral cleaner, and avoid vinegar and harsh chemical cleaners, which can break down grout sealers over time.

How Long Does It Take?

Most tile and grout cleaning jobs take 2 to 4 hours depending on area size and soil level. If grout sealing is added, it usually adds a little extra time. Stephan confirms the timeline during the walkthrough so you can plan your day.

Robinson Renew cleans tile and grout across the West Valley, including Estrella Mountain and Litchfield Park.
